Flats on Vine

With two three-story buildings containing 226 upscale apartments, a luxurious clubhouse, a fitness center, a pool, 11 modern floor plans, a spa and a gathering area, among other amenities, Flats on Vine is “the way city living should be.” Located in Columbus, Ohio, Flats on Vine is situated in the heart of the arena district and is owned by Nationwide Realty Investors, Ltd. (NRI), one of the most progressive and successful mixed-use developers in the United States.

To give the apartments a unique, high-end metropolitan feel, NRI selected Columbus-based Sullivan Bruck Architects. While aesthetics were a factor in specifying products for Flats on Vine, thermal performance and energy efficiency were also essential. Having seen a presentation on Traco’s NexGen™ Technology, Sullivan Bruck contacted Traco to discuss product performance, budgets and design. Together, Traco and Sullivan Bruck decided the NX-5400 3-1/4" Single Hung Tilt Thermal Aluminum Window and NX-8910 3-1/4" Outswing Thermal Aluminum Architectural Terrace Door would fit the project’s needs. 

Through its NexGen™ Technology – a leading-edge technology built into many Traco brand aluminum windows – Traco provides some of the most energy-efficient glass and frame insulating products in the industry today. To deliver superior thermal performance and energy efficiency, the NX-5400 Thermal Aluminum Window features both the NexGen Energy Spacer™ and the NexGen Thermal Barrier System™. Additionally, its single hung design fit the architect’s requirements. The NX-8910 Terrace Door also features the NexGen Thermal Barrier System™ as well as the NexGen™ Energy Spacer. The versatility of the doors helped address some framing challenges with the building, and the 1" insulating glass enhanced energy performance.

As with many projects, Flats on Vine had an aggressive schedule. The time to get windows installed was almost halved, so meeting deadlines required much teamwork from Kawneer and Hilliard Glass, the project’s glazing contractor and window installer. Darren Taylor, President of Ohio-based Hilliard Glass, noted, “Overall the installation of the products went smoothly, and I would give the products a high ranking. We have done a lot of projects with commercial windows, and the Kawneer/Traco windows are much lighter than most, making installation easier.”

Construction on the $22 million project was completed in late 2010. Flats on Vine has received praise across the architecture and design community, and Sullivan Bruck Architects received the Harrison W. Smith Award 2010, which honors projects that “embody the vision and farsightedness of its namesake,” for the project.

Industrial Administration Building
Boise, Idaho

Dedicated to serving the citizens of Idaho as a partner in business and career resources, the Idaho Department of Labor is “a leader in generating quality jobs and maintaining an educated, skilled workforce that serves as the foundation of strong communities.” Its main office, the Industrial Administration Building (IAB), located in Boise, is an older four-story glass and brick building that was in need of updating for both aesthetics and performance.

To give the building a fresh look, Boise-based Hutchinson Smith Architects (HSA) was selected for the project. Having worked with the state on several other projects, including previous renovations to the IAB, HSA wanted to create an updated aesthetic and provide occupants with a more comfortable, energy-efficient environment.

As one of the highest thermal performing curtain wall products on the market, Kawneer’s 1600UT (Ultra Thermal) System™1 curtain wall was the basis of design and ultimately selected for the renovation. “Thermal performance was key to this project and the selection of products. The architect wanted products that could create an energy savings, and we had several new solutions that could address those needs,” said Paul Cannon, Architectural Sales Representative for Kawneer North America. 

Kawneer’s 1600UT System™1 curtain wall is ideal for low- to mid-rise applications like the IAB and features an engineered polymer thermal separator and accommodates either double or triple insulating glass. In addition to the curtain wall, Kawneer’s recently introduced Trifab® 451UT (Ultra Thermal) framing system and its AA®425 Thermal Entrances were also used throughout the building. The Trifab® 451UT framing system provided enhanced thermal performance and a range of design options, while the AA®425 Thermal Entrances, used on the exterior of the building, create a thermal roadblock. The entrances’ thermal roadblock formula includes thermal breaks in the door, door frame and threshold that isolate the interior metal components from the exterior metal components; a door rail and stile design with a double air cavity provides an added layer to the thermal barrier; and dual weathering around the perimeter of the door in conjunction with a low conductance polymer door stop minimizes air infiltration.

“We have worked with Kawneer for more than 31 years because both the product and the customer service are exceptional,” said Larry White, General Manager of Boise-based Commercial Glass, Inc., who served as the project’s glazing contractor. 

The IAB was occupied throughout the renovation, requiring installation to be completed from the exterior. Immediately upon completion, occupants noticed a change in temperature throughout the building.

“This was a great project and wonderful products,” said Hugens. “There were really good efforts from everyone throughout the process. The state is very pleased.”
